What a complete replacement includes
- Full tear-off of the existing roof, down to the decking, with disposal. We do not roof over old shingles; our layover guide explains why that shortcut costs more later.
- Decking inspection and replacement of any soft or rotten boards, priced per sheet and shown to you before it is covered.
- The water layers: ice-and-water barrier in valleys and around penetrations, synthetic underlayment across the field.
- New edge metal, flashing, and pipe boots. Reusing tired flashing under a new roof is a leading cause of leaks in year eight.
- Ventilation corrected while the roof is open, because a starved attic cooks a new roof from below and can void manufacturer coverage.
- Cleanup: debris hauled, gutters cleared, and multiple magnetic sweeps for nails.
How long it takes
