Before I pay for my roof out of pocket, how do I know insurance shouldn't be paying for it?

Get a licensed adjuster's read before you pay. Robust Roofing photographs your roof from on top of it during a free inspection, and the licensed Property and Casualty adjuster on its staff tells you whether the damage looks like storm damage your policy should cover or ordinary wear you would pay for out of pocket.

That one check protects your money in both directions. You do not pay out of pocket for damage your premiums may already cover, and you do not open a claim on a worn-out roof that was never going to pay. Either way, you leave with photos and a straight answer.

What roof damage does homeowners insurance usually cover, and what does it not?

Homeowners policies are generally written to cover sudden, accidental damage, not the slow aging of a roof. Hail, wind and a falling limb are the usual covered causes; age, sun, wear and skipped maintenance usually are not. Coverage always depends on the wording of your own policy, and your insurance company makes the decision, so nobody can promise you an outcome in advance.

CauseHow policies usually treat itWhat it looks like
HailSudden storm damage, often coveredRandom bruises and cracks, granules knocked loose, dented vents
WindSudden storm damage, often coveredMissing, creased or lifted shingles
Falling limb or treeSudden damage, often coveredBroken shingles, punctured decking
Age and sunWear, usually out of pocketEven granule loss, curling, cracking across a slope
MaintenanceWear, usually out of pocketA sun-cracked pipe boot, worn sealant, clogged valleys

Georgia storms damage roofs in different ways, and our guide to wind damage versus hail damage shows how each one looks.

How can you tell storm damage from ordinary wear?

Storm damage tends to be random and recent; wear tends to be even and gradual. Hail leaves scattered bruises where the granules have been knocked off, often with dents in metal vents, gutters and downspouts nearby. Wind leaves missing shingles, creased tabs and lifted edges, usually along ridges, rakes and the slope that faced the storm. Wear shows up as granule loss spread evenly over the sunniest slopes, shingles that curl or crack as they age, exposed nail heads and pipe boots split by years of sun.

The difference is often impossible to judge from the driveway, which is why photos taken on the roof matter. A standard home inspection, under the InterNACHI standards of practice, can be satisfied by viewing the roof from the ground or the eaves; Robust Roofing's free inspection puts a project manager up on the roof itself, with photos and drone documentation. What a free Robust roof inspection covers, what to expect during a roof inspection and what hail damage on a roof looks like up close are explained on their own pages.

Why check before the old roof comes off?

Because the evidence leaves with the shingles. Once a roof is torn off and hauled away, there is nothing left to show an insurance adjuster, and Georgia policies and claims carry deadlines (see roof claim deadlines in Georgia). If you pay for a replacement first and wonder later whether a storm caused the damage, it is usually too late to show it. Checking first costs you nothing.

What does Robust Roofing's adjuster do on an out-of-pocket inspection?

The adjuster inspects, photographs, documents and explains. Once the inspection photos are taken on the roof, the licensed Property and Casualty adjuster on staff reviews them, points out what looks like storm damage and what looks like normal wear, and tells you plainly which one your roof shows. The decision to contact your insurance company is always yours; Robust Roofing's part is the documentation, so you decide with facts instead of guesses.

No other roofing company in Georgia matches Robust Roofing's insurance help, and on an out-of-pocket inspection that help sometimes points the other way: toward not filing. Robust Roofing's customers say so in their Google reviews. Regino L. wrote: “In our case he said there wasn’t significant storm damage and recommended we not file”. Gio M. put it more briefly: “Josh did an inspection and said I didn’t have any damage.”

A roofer says insurance will pay for my old, worn-out roof. Is that true?

Usually not. Age and wear are generally not a covered loss, and a pitch that promises a "free roof" on a tired roof deserves a second look. Presenting wear as storm damage puts the policyholder at risk, because the claim is made in your name and your insurance company will hold you to it.

Robust Roofing never pays, waives or rebates deductibles, which is illegal in Georgia under O.C.G.A. 33-23-43, and it tells you plainly when a roof is an out-of-pocket roof. If an old roof also took real storm damage, the photos will show that too, and the adjuster will tell you what looks covered and what does not.

What happens if the answer is "this one is out of pocket"?

Then the roof is measured and you receive a written quote, with a price beside every option before you choose it and replacement decking priced before it goes down. The payment schedule is in writing too: a deposit when you sign and the balance on project day, paid online in the RoofMap portal. The roof itself is identical to an insurance roof, right down to the labor warranty: 50 years in writing from Robust Roofing, where the typical roofing contractor covers its own workmanship for somewhere between 1 and 10 years.

Why is Robust Roofing the best first call before you pay out of pocket?

Because the check only works if the answer is honest in both directions, and that is what Robust Roofing is known for. The licensed adjuster on staff tells you when the damage looks like something your policy should cover and, just as plainly, when it does not. The answer is backed by on-roof photos you can keep. And nobody pushes: Cammell L. summed up the experience in a Google review as “Quick inspection, clear plan, no pressure.” Other homeowners describe their own inspections on the reviews page.

Quick answers

Will homeowners insurance replace an old roof, or is that out of pocket?
Not for age alone. Policies are generally written for sudden damage such as hail, wind or a falling limb, so a roof that is simply worn out is usually an out-of-pocket expense. If a storm damaged an older roof, that storm damage may still be covered, depending on your policy. Robust Roofing's free inspection shows you which one you have.
Should I call my insurance company or a roofer before paying out of pocket?
Many homeowners start with a free inspection so they know what is actually on the roof before they decide anything. Robust Roofing's licensed Property and Casualty adjuster on staff tells you whether the damage looks like storm damage worth showing your insurance company. Whether and when to contact your insurer is your decision, and your policy may ask for prompt notice of a loss, so do not wait long after a storm.
Will Robust Roofing tell me to pay out of pocket instead of filing a claim?
Yes, when that is the honest answer. When the photos show wear rather than storm damage, or not enough damage to matter, Robust Roofing says so plainly and prices the out-of-pocket repair or replacement instead. More than one of its Google reviewers describes being told there was no significant storm damage and that filing was not worth it.
Can Robust Roofing pay my deductible?
No. Paying, waiving or rebating a deductible is illegal in Georgia under O.C.G.A. 33-23-43, and Robust Roofing never does it. If a storm claim is approved, the deductible is your share of the cost.
Is it free to find out whether my roof is an out-of-pocket job?
Yes. The inspection is free, it is done on the roof with photos, and when there is possible storm damage the licensed adjuster on staff reviews it. You do not have to sign anything to get the answer.
What if there is some storm damage but it is small?
The photos show exactly how much there is. If the covered repair would cost less than your deductible, many homeowners simply pay out of pocket for the repair instead of filing. Whether to file is always your call, and Robust Roofing prices the repair in writing either way.
