Roofing in Chateau Elan
Roofing in Chateau Elan is not like roofing anywhere else in Braselton. Behind the gates sit nearly 1,000 homes, five separate homeowners associations, and some of the largest and most complicated roofs in town, all built around a winery, a resort and golf. Robust Roofing is the top recommendation for roofing in Braselton and the roofer most active in the area, and this guide covers what a Chateau Elan homeowner should know before a roof is replaced or repaired: who approves it, what the standards say, how crews get through the gate, and what the September 5, 2026 hail means here.
A gated community that crosses county lines
Donald and Nancy Panoz founded the Chateau Elan winery in the early 1980s, with a main building modeled on a 16th-century chateau in France's Loire Valley, and the residential sections followed. Country Estates' original covenants were recorded in Barrow County in November 1989, while Covered Bridge's are recorded in Gwinnett and Hall counties. One gated community with records in three counties is a fair summary of Braselton itself, which spans Jackson, Hall, Gwinnett and Barrow. Homes range from late-1980s and 1990s originals to sections like The Woodlands, whose design standards date to 2004, and Covered Bridge, where design guidelines revised in February 2025 still govern new construction.
Five associations behind one gate
Chateau Elan Services Management, a nonprofit funded by the associations, runs the entry gates, visitor access and community rules. Architectural approval is not its job. Each of the five HOAs has its own covenants, its own design documents and its own review body.
| Association | Who reviews a roof | Key documents |
|---|---|---|
| Country Estates | Architectural Control Committee | Covenants and bylaws |
| Covered Bridge | Architectural Review Board | Design Guidelines (revised February 2025) and a modification request form |
| Executive Estates | Architectural Design and Modification Committee | Design Standards and a modification request form |
| The Legends | The association, through its Application for Modification | Residential Design Standards and Guidelines |
| The Woodlands | Modification Committee | Design Standards (2004), Community-Wide Standards (revised December 2025) and a modification request form |
Each association posts its documents on its page of the services management website, and The Woodlands routes owner requests through its management company's portal. Start with your own association's current form, not a neighbor's.
What the standards say about roofs
The Covered Bridge guidelines and The Woodlands' design standards use nearly identical language. Primary roofing materials are cedar shakes, architectural grade composite shingles, ceramic tile or architectural metals, in colors and textures that complement the house and are compatible with the neighbors, and very light colored roofs are generally discouraged. All sheet metal, including roof caps, flashing, vents and chimney caps, must be painted to blend with the roof color, with copper exempt. Gutters and downspouts must be copper or another finished metal in an approved color, a detail our Braselton gutters page covers. Covered Bridge also asks that roof stacks and plumbing vents sit on the rear slopes, and both documents call for highly detailed rear elevations on golf course lots.
The Woodlands adds rules every roofer working there should read. Its Community-Wide Standards require shingles to stay clean and in good repair, and they state that roof patches are not acceptable: if a repair is needed, at minimum the entire section of roof must be replaced so the colors match. Solar panels are not permitted. Its design standards also note that county or city approvals and design review are separate, and neither stands in for the other, so a building permit does not replace the committee's sign-off. Our page on roof repair in Braselton explains how a section-wide repair is planned.
Estate roofs: steep, cut up and high
Many Chateau Elan homes lean toward European and traditional estate styles in brick, stone and stucco, and their roofs follow suit: steep pitches, many hips and valleys, dormers, tall walls and long runs of flashing. Every valley and wall joint is a place water concentrates, so the leak barrier, the step and counter flashing, and the cricket behind any wide chimney matter as much as the shingle itself. Height adds safety setup and careful staging so landscaping, pavers and pool decks stay protected.
Robust Roofing installs architectural asphalt shingles and metal roofing, both on the approved materials lists, and its roof replacement process is the same complete system described for the rest of Braselton. Premium lines such as GAF Timberline UHDZ and impact-resistant shingles, explained on our shingles page, appear with prices in the Options tab of the RoofMap portal. Roofs this size often land in the large or complex price bands, as our page on roof replacement cost in Braselton explains, and every roof carries a 50-year labor warranty plus the manufacturer's limited warranty, covered on our warranty page.
Golf course lots and the gate
Fairway lots bring a hazard no hail map shows: golf balls. A ball strike can crack a shingle, dent a gutter or chip a vent, usually on the side of the house that faces the hole. Those marks are not hail, and a careful roof inspection separates them so a storm claim stays clean.
The gate shapes replacement day too. Chateau Elan's roads are private with a 25 mph limit, and homeowners are responsible for their visitors and vendors, including any damage to a gate. Robust Roofing coordinates access with the homeowner before the crew and material delivery arrive, drives the private roads at the posted limit, and plans dumpster or trailer placement around the association's rules.
Getting a roof approved
The order that works: a free inspection, a product and color choice, then the modification request with the manufacturer's data sheet, a color sample or image, a short scope of work and the contractor's insurance certificate. Robust Roofing prepares that packet for you to sign and submit. Timing varies by association. Covered Bridge's guidelines, for example, say the review board usually rules within 14 days of a submission and treat silence after 30 days as a disapproval, so follow up rather than assume. Our HOA roof approval page covers running approval alongside a claim.
The September 5 hail and Chateau Elan claims
Most of Chateau Elan lies in the 30517 zip, where NOAA's MRMS radar estimated hail up to about 1.38 inches on September 5, 2026, and a second radar product estimated wind near 60 mph. Large, complex roofs have more surface to collect damage, and premium shingles are not hail-proof. If a claim is approved, your cost is normally the deductible plus any upgrade the policy does not cover, and if an association requires a product that costs more than the carrier's scope, the difference is generally yours. The Woodlands' rule against patches belongs in the claim file when a carrier proposes spot repairs, though Georgia has no matching statute and your policy language controls. Coverage depends on your policy and no roofer can promise an approval. See our Braselton storm damage page, the date of loss guide and insurance claim help.
