Roof Warranties Decoded: Manufacturer vs Workmanship

Every roofing bid waves a big warranty number at you, and almost none of them explain what it covers. There are two different warranties on a roof, they cover different failures, and the one with the biggest number on the brochure is usually the one you will never use. Here is the decoder.

The manufacturer warranty: shingles, not roofs

The famous 30-year or lifetime warranty comes from the shingle maker and covers one thing: manufacturing defects in the product. Real coverage is typically strongest in the first years, then prorates down as the roof ages, and it excludes the causes of nearly every actual roof problem: installation errors, storm damage, foot traffic, and plain aging. Manufacturers also attach conditions: adequate ventilation, correct nailing and installation per spec, sometimes registration. Upgraded manufacturer warranties exist through credentialed installers and are worth having (as a GAF Certified contractor we can offer enhanced tiers), but understand what they are: better versions of a defect warranty, not a force field.

The workmanship warranty: where roofs actually fail

Most roof failures in the first ten years are installation failures: flashing details, penetrations sealed wrong, ventilation ignored, nails high or overdriven. The manufacturer warranty explicitly does not cover any of that. The workmanship warranty does; it is the installer's own promise about their labor. Two things determine what it is worth: its terms, and whether the company will exist when you call. A fifty-year workmanship warranty from a crew with a magnetic sign is a fifty-year warranty on a phone number. Ours runs 50 years, and the reason we can write that number is the same reason it matters: we plan on being here, in the same counties, answering the same phone.

The fine print that voids things

• Ventilation. The quiet one: manufacturer coverage commonly requires adequate attic airflow. A roof installed over a starved attic can shed its warranty on day one. Our ventilation guide explains why this is not bureaucratic trivia.
• Pressure washing and harsh cleaning. Stripping granules is destroying the product; warranties treat it that way.
• Later trades on the roof. Satellite mounts, solar racks, and holiday-light staples through shingles are unauthorized penetrations unless flashed properly. Get anything that touches the roof done by someone who owns the consequences.
• Storm damage. Neither warranty covers weather. That is insurance's job, which is a different system with its own rules; start with our claims guide.

The three questions that sort every bid

Ask each bidder: What exactly does your workmanship warranty cover and for how long? Which manufacturer warranty tier does this installation qualify for, and will you register it? And what in this warranty is voided by ventilation, cleaning, or later penetrations? Clear answers mean you are talking to a roofer. A pause means the number on the brochure was doing all the work.
